Our full-service package includes finishing works (partitions, ceilings, flooring, paint, glass, acoustic treatment), custom-made wooden furniture produced in our workshop (wall panels, cabinets, desks, reception counters), and accompanying M&E systems: low-voltage electrical, lighting, air conditioning, plumbing, networking, and fire protection within the designated area. All these services are covered under a single contract and coordinated by one project manager.

Yes. We accept drawings from external design firms, review them for constructability, perform quantity take-offs, and develop shop drawings for production. If we identify any details that cannot be installed as-is or conflict with the building's M&E systems, we will report back with proposed solutions before signing the contract.

No, there will be no additional costs beyond the approved scope. The cost estimate is itemized in detail, specifying quantities, material types, and unit prices in the contract. Any changes requested by the client will be documented in a written addendum and confirmed before construction begins. We do not proceed with work and then bill for it later.

Typically 30–45 days from the handover of the premises, provided that material samples have been approved and there are no structural modifications required. Custom wooden furniture is manufactured in our workshop concurrently with the on-site finishing work, which reduces the time required for on-site occupation compared to on-site fabrication. The project schedule is finalized with weekly milestones in the contract addendum.

Before production, we present physical samples of wood, paint, glass, flooring, and upholstery fabrics for the client's approval. Materials delivered to the site must match the approved samples and be accompanied by CO/CQ certificates. Engineered wood used for pantry and restroom areas is moisture-resistant, while fire-retardant types are used for corridors and emergency exits, in compliance with the building's fire safety regulations.

Acceptance is conducted item by item, with each item having its own acceptance record and a list of defects that must be fully resolved before moving to the next stage. Payments are tied to the acceptance milestones specified in the contract, and no advance payments are made for unaccepted work. Upon handover, the client receives complete as-built documentation, acceptance certificates, and maintenance guidelines.

Before commencing work, we register our working hours, elevator usage schedule, and safety measures with the building management. Noisy and dusty work is scheduled for non-business hours or weekends, in accordance with building regulations. The construction site is dust-proofed, tidied, and cleaned at the end of each shift.

We provide a 24-month warranty for interior fit-out work completed by ATZ. Installed equipment is covered by the manufacturer's original warranty policy. We acknowledge warranty feedback within 24 business hours and will be on-site within 72 hours for issues affecting business operations.
